                   City makes moves for business growth

MOJAVE - As a precursor to business development on the new State Route 58 bypass around the outskirts of Mojave, the Mojave Public Utilities District is moving ahead with annexing nearly 175 acres of land at the easternmost interchange.
The annexation was approved by the Kern County Local Agency Formation Commission last month and is awaiting only the final sign-offs to be complete, said Bruce Gaines, district manager.

About 140 acres of the annexation will be used for businesses, with the remainder in easements and rights of way, he said.

Bakersfield developer Lawton Powers has plans to establish traveler-related businesses at the Exit 172 interchange, such as restaurants, motels, gas stations and truck stops, Gaines said.

Opened for use on Sept. 9, the $72 million bypass consists of 10 miles of new four-lane freeway, beginning on existing State Route 58 five miles northwest of Mojave and reconnecting to the existing highway five miles east of the town.

The interchange development is the first proposed for the new route, which draws travelers from the center of town where services have traditionally been available.

While the annexation means that the district will provide water and sewer service, the developer is responsible for installing the necessary infrastructure.

The district is also in the process of annexing 89 acres of land at the southern end of the community, where Idaho-based Super Seal Technologies plans to build a plant, Gaines said. The company manufactures pavement sealant.

The annexations should help the district financially, with the developer paying fees of $300 an acre, he said.
